-
The process starts with a project discovery call.
During the call, we'll discuss your goals, timeline, budget, and overall project scope.
If plans are already completed, we can often begin developing an estimate right away. If plans have not yet been created, we'll typically recommend a site consultation to discuss next steps and determine what design and engineering services may be required.
-
Not necessarily.
We can often provide guidance and rough budget expectations early in the process. However, accurate pricing requires accurate information.
The more detailed the plans and specifications become, the more accurate the pricing becomes.
-
No problem.
For clients without plans, we offer a site consultation for $300.
During the visit, we'll evaluate the project, discuss your goals, answer questions, and provide guidance regarding design, engineering, permitting, and overall feasibility.
If you move forward with plans and engineering, we'll also provide a construction estimate once plans and specifications are sufficiently developed.
-
What does the $300 consultation include?
Your consultation includes:
Site visit
Existing condition evaluation
Project feasibility discussion
Budget guidance
Next-step planning
Design & Engineering proposal
The goal is to provide clarity and a roadmap for moving the project forward.
-
In many cases, yes.
If plans and specifications are already available, we can often provide preliminary pricing at no charge.
For projects still in the conceptual stage, we generally recommend a consultation first to better understand the scope before providing meaningful pricing information.
-
In terms of getting a project started, these are the process milestones:
Discovery Call
Site Consultation (if needed)
Plans & Engineering
High-Level Estimate
Detailed Construction Proposal
Construction Agreement
Deposit Collection
Scheduling & Material Procurement
Kickoff Meeting
Construction Begins
Our goal is to create as much clarity as possible before work starts.
-
Every project is unique.
Construction pricing depends on project size, complexity, engineering requirements, existing conditions, permit requirements, materials, and finish selections.
We believe in having honest budget conversations early so clients understand what is realistic before investing significant time and money into planning.
-
Absolutely.
One of the biggest misconceptions in construction is that every project has to be a massive renovation.
Sometimes a client wants a complete transformation. Other times they simply want updated countertops, fresh paint, new hardware, flooring, lighting, or a few strategic upgrades.
Our goal is to help you maximize your investment, regardless of project size.
-
Every project is different, but these examples can be helpful for planning purposes.
$10,000–$30,000+
Kitchen refreshes, flooring updates, paint, countertops, fixtures, lighting, and cosmetic improvements.
$40,000–$150,000+
Kitchen remodels, basement finishes, bathroom renovations, and substantial interior improvements.
$75,000–$300,000+
Home additions, major remodels, ADUs, and large-scale renovations.
$500,000+
Custom homes, extensive renovations, and larger construction projects.
The best way to determine what is possible within your budget is to schedule a discovery call.
-
Custom homes vary significantly depending on location, architecture, engineering requirements, lot conditions, and finish selections.
As a general planning range, many custom homes currently fall between approximately $200–$300 per square foot.
Projects with unique architecture, difficult sites, luxury finishes, or specialty features may exceed that range.
-
ADUs vary based on size, design, utilities, site access, and finish selections.
Many ADUs currently fall within a planning range of approximately $200–$300 per square foot.
Final pricing depends on the specific project requirements.
-
Because accurate pricing requires accurate information.
Asking a contractor for an exact construction cost without plans and specifications is a little like asking what dinner will cost without knowing what's in the shopping cart.
Every decision affects pricing.
The more details we have, the more accurate we can be.
-

Yes.
We regularly collaborate with architects, engineers, interior designers, and specialty consultants.
If you already have a design team, we're happy to provide these services through our team and partners.
-
Yes.
We routinely coordinate permits, inspections, and municipal approvals as part of the construction process.
Requirements vary depending on the city, county, and project type.
-
Every project is different.
The timeline depends on design complexity, permitting requirements, material lead times, subcontractor scheduling, inspections, weather conditions, and project size.
During the planning phase, we'll provide a realistic timeline based on your specific project.
-
No.
Construction involves homeowners, designers, engineers, municipalities, inspectors, suppliers, subcontractors, weather, and countless moving pieces.
Even with excellent planning, unexpected conditions, permit requirements, lead times, design conflicts, and occasional human mistakes can occur.
Our job is not to pretend challenges never happen.
Our job is to identify issues early, communicate clearly, solve problems quickly, and advocate for our clients throughout the process.
There is absolutely a method behind the madness, but construction is still construction.
-
Not necessarily.
Construction projects move through many phases involving different trades at different times.
Some days may have multiple crews working simultaneously. Other days may involve inspections, material deliveries, fabrication, scheduling, or behind-the-scenes coordination.
Even when visible activity slows, project management and coordination continue.
-
Tell us.
No one cares more about your home or business than you do.
We encourage open communication throughout the project. Homeowners occasionally notice details before a subcontractor, inspector, or project manager, and we welcome those conversations.
Our goal is to work together to create the best possible outcome.
-
Usually, yes.
However, changes become more expensive and disruptive once construction has started.
Making adjustments on paper is almost always easier and less costly than making changes after work is underway.
Whenever possible, we encourage clients to finalize selections and decisions before construction begins.
-
Great projects are won during planning.
The more decisions made before construction starts, the fewer surprises, delays, and budget impacts occur during construction.
Investing time in plans, engineering, selections, and scope development almost always leads to a smoother project.
-
Yes.

Vantage Builders provides a one-year workmanship warranty on completed projects.

We are always happy to discuss warranty questions and help direct homeowners to the appropriate solution.
